What is the monthly FBHOA assessment and what does it cover?

Currently, the dues are $500.00 per developed lot (effective 01-09-2026).  The Association's Board of Directors establishes the monthly assessment amount based upon its periodic evaluation of the Association's current and future financial obligations. (Ref: CC & R Article III.e.d.5h and By-Laws).

 

                      There are no plans for any special assessments.

Services funded by the monthly Dues include but are not limited to:

  • Weekly garbage collection
  • Water & Sewer Services
  • Liability and property damage insurance for all units (walls out). All homeowners are requested to maintain personal property coverage for the contents
  • Normal periodic maintenance of building exterior surfaces includes re-painting, re-shingling roofs, re-siding, brickwork repair, and gutter/downspout repair or replacement 
  • Common area lawn care shrub and tree care
  • Common area sprinkler system maintenance, replacement, and well water upgrades as needed
  • Removal of snow from common area zones where or when removal is needed 
  • Common area electric power consumption
  • Adminstrative Services: legal council, meeting room rental, website, email, newsletters and mailing
  • Regular Geotech monitoring of the FBHOA bluff area and, if required, sluff mitigation 
  • Sealing or resurfacing of pavement on 15 guest parking pads
  • Subdivision entry area,  mailbox, and street lighting maintenance
  • Common area property taxes
  • Property management and professional service fees
  • Principal & interest on any loan
  • Maintain fiscal reserve
